Description of Proposed Residences – Marinda Heights

Lot 1 – 321 Marinda Drive
Proposal for a 4,501 square-foot, 2-story, 33 foot-tall, single-family residence that includes an attached 685 square-foot (185 net square feet) garage.  The residence would be located on the far west end of a  proposed 59,329 square-foot (1.36 acre) parcel, 21 lineal feet up, and approximately 127 feet south of the edge of the proposed private extension of Marinda Drive at an elevation of approximately 275 feet.
The residence would consist of a 2,427 square-foot lower level that would contain 4 bedrooms, 3 full bathrooms and the family room and a 1,889 square-foot, upper level would contain the living and dining rooms and a kitchen with the attached 685 square-foot, 3 car garage located on the eastern side of the second level.   The project would include an expanded driveway area created by the construction of a 14 foot-tall wall that adjoins to the house on the north side of the residence. Decks are proposed on both levels of the residence. Approximately 1,650 square feet of roof would be a planted “green” roof, with the remaining approximately 756 square feet of roof would feature solar panels.

Lot 2 – 351 Marinda Drive
Proposal for a 4,913 square-foot, 2-story, 32 foot-tall, single-family residence with a detached 678 square-foot (178 net square feet) garage and a, 33,500 gallon pool located on the lower level of the south side of the building.  The residence would be located on the far east end of a proposed 435,861 square-foot (10 acre) parcel and located 276 lineal feet up, and approximately 53 feet south of the edge of a proposed private roadway extension of Marinda Drive at approximately 331 feet in elevation. The residence would consist of a 1,414 square-foot lower floor that would contain a bedroom, 2 full bathrooms, a media screening room and a cabana room and a 3,321 square-foot upper level would contain 3 bedrooms, 3 bathrooms, a kitchen, living room and laundry room.  Also proposed is a detached, 678 square- foot, 3 car garage east of the residence.  Decks are proposed on both levels of the residence.  Approximately 1,990 square feet of roof would be a planted “green” roof.  The remaining approximately 1,169 square feet of roof would feature solar panels.

Lot 3 – 400 Marinda Drive
Proposal for a 4,922 square-foot, 2-story, 38-foot-tall, single-family residence with a detached 772 square-foot (272 net square feet), 23-foot-tall garage and 46,117 gallon pool and a jacuzzi located on the southeast side of the residence.  The residence would be located on the fare west side of a proposed 441,219 square-foot (10.23 acre) parcel, and located approximately 865 lineal feet up, and 28 feet east of the edge a proposed private roadway extension of Marinda Drive at an elevation of approximately 357 feet. The residence would consist of a 2,443 square-foot first level that would contain a living/dining room, a kitchen and a ½ bathroom and a 2,207 square-foot upper level that would consist of 3 bedrooms and 3 full bathrooms. The pool and a covered terrace area would be located on the south side of the house below the lower level of the structure with additional decks proposed on both levels of the structure and on top of the covered terrace. A 772 square-foot, 23 foot-tall, 2 car garage is proposed on the north side of the residence. Approximately 1,713 square feet of roof would be a planted “green” roof (includes the garage roof).

Lot 4 – 501 Marinda Drive
Proposal for a 4,293 square-foot, 2-story, 38 foot-tall single-family residence with an attached 712 square-foot garage and a 33,500 gallon pool located on the lower level of the south side of the building.  The residence would be located on the far east end of a proposed 438.693 square-foot (10.07 acre) parcel , and located approximately 1,275 lineal feet up, and 23 feet west of the edge of a proposed private roadway extension of Marinda Drive at the approximately an elevation of 424 feet. The residence would consist of a 547 square-foot lower level that contains a cabana area with a full bathroom and a 540 square-foot storage room.  The 3,534 square-foot, second level consists of a kitchen, dining room, living room, 3 bedrooms, 2 ½ bathrooms and a laundry room with an attached 712 square-foot, 2-car garage on the eastern side. .  A deck area is proposed on the lower level.

Lot 5 – 551 Marinda Drive
Proposal for a 4,789 square-foot, 2-story, 39 foot-tall, single-family residence with a detached 732 square-foot,  2-story, 39 foot-tall, garage  and a, 14,365 gallon pool on the north side of the upper floor. The residence would be located on the far east end of a proposed 439,259 square-foot (10.08 acre) parcel, and located approximately 1,545 lineal feet up and 18 feet west of the edge of a private roadway extension of Marinda Drive at approximately an elevation of 444 feet. The residence would consist of a 682 square-foot lower level that would contain a room with no use designation, a 2,762 square-foot, second living level would consist of 2 bedrooms, 2 ½ bathrooms, a living room, dining room and a kitchen and the third 1,113 square-foot, level would consist of a master bedroom and bathroom and the roof deck and pool.   There is a 700 square-foot storage room underneath the detached garage.  There is a roof deck proposed on the west side of the upper level between the master bedroom and the pool. Approximately 1,281 square feet of the roof would be a planted “green” roof.  Approximately 5 oak, madrone and sycamore trees are proposed for removal to accommodate the residence and garage.

Lot 6 – 611 Marinda Drive
Proposal for an approximately 5,019 square-foot, 4-story, 29 foot-tall, single-family residence with an attached 757 square-foot garage and a 43,000 gallon pool on the east side of the lower floor. The residence would be located on the far south  end of a proposed 435,992 square-foot (10 acre) parcel, and located 1,727 lineal feet up, and at the end of an approximately 850 foot-long private driveway west of the edge of a private road extension of Marinda Drive at an elevation of approximately 347 feet. The residence would consist of a 485 square-foot, lowest level that would contain an exercise cabana, half bathroom, and sauna room, a 2247 square-foot, second level that would contain three bedrooms and 3 full bathrooms, a third level that would contain a 1,980 square-foot, kitchen, dining room and living room, and a 50 square-foot, fourth level that would contain the entryway.  The 757 square-foot, attached garage would be located on the north side of the residence. Approximately 2,028 square feet of the roof would be a planted “green” roof while the remaining roof over the garage would include approximately 567 square feet of solar panels.

Lot 7 – 630 Marinda Drive
Proposal for a 4,268 square-foot, 2-story, 23 foot-tall, single-family residence with an attached 747 square-foot (247 net square feet) garage  and a 29,174 gallon pool  located on the east side of the residence.  The residence would be located on the far west side of a proposed 437,212 square-foot (10.03 acre) parcel, and located approximately 1,800 linear feet up and 12 feet east of the edge of a new private road extension of Marinda Drive, at an approximate elevation of 475 feet.  The residence would consist of a 556 square-foot first level containing a “cabana” room and a full bathroom, and a 3,465 square-foot second level that contains 3 bedrooms,  2 ½ bathrooms, a living room, and a kitchen.  Decks are proposed on both the first and second levels in multiple locations. Approximately 3,600 square feet of roof would be a planted “green” roof and include an approximately 480 square-foot section of solar panels within the “green” roof area. Approximately 22 oaks are proposed for removal to accommodate the residence.

Lot 8 – 650 Marinda Drive
Proposal for a 4,349 square-foot, 2-story, 25 foot-tall, single-family residence with an attached 528 square-foot (28 net square feet)  garage and a 2,825 gallon pool located within a central courtyard on the east side of the residence.  The residence would be located on the far west side of a proposed 438,475 square-foot (10.06 acre) parcel, and located approximately 1,927 lineal feet up, and 11 feet east, of the edge of a new private road extension of Marinda Drive, at an elevation of approximately 495 feet.  The residence would consist  of a 3,540 square-foot first level that contains 4 bedrooms, 3 ½  bathrooms, a dining room, the kitchen, and a laundry room, and a  791 square-foot, second level attic room, accessed by a spiral staircase. Approximately 1,911 square feet of roof would be a planted “green” roof and include an approximately 335 square-foot section of solar panels within the “green” roof area. Approximately 24 oaks and bay trees are proposed for removal to accommodate the residence.

Lot 9 – 680 Marinda Drive
Proposal for a 3,924 square-foot, 2-story, 28 foot-tall single-family residence, detached 1,490 square-foot, 2-story, 25 foot-tall garage/guest house structure containing a 745 square-foot (245 net square feet) garage with a 745 square-foot guest house dwelling unit on the second floor, and a 42,465 gallon pool with built-in jacuzzi located on the southwest side of the residence.  The residence would be located on the far west end of a proposed 440,000 square-foot (10.1-acre) lot, and located approximately 1,950 lineal feet up, and 25 feet from the edge of a new private road extension of Marinda Drive, at an elevation of approximately 511 feet.  The residence would consist of a 2,348 square-foot entry level that contains the kitchen, dining room, den and 2 bathrooms in two separate building elements separated by a ground-floor breezeway, and a 1,576 square-foot, 3-bedroom, 2-bathroom upper level bridging the two separate lower floor elements, accessed by two spiral staircases.  Decks and terraces are proposed on multiple levels.  A 2-story, 1,490 square-foot (net 990 square feet), 25-foot-tall detached garage/guest house is proposed on the northeast side of the residence.  It would contain a 745 (net 245) square-foot, 3-car detached garage with a 745 square-foot, 1-bedroom, 2-bathroom guest house on the second floor above the garage. Approximately 1,200 square feet of roof would be a planted “green” roof.  The approximately 1850 square feet of unplanted roof would feature solar panels.  Approximately six oak and bay trees are proposed for removal to accommodate the residence and garage/guest house.

Lot 10 – Ridgeway Residence
Proposal for a 4,937 (net) square-foot, 3-story, 33-foot-tall single-family residence with an attached 486 square-foot garage with 44,065-gallon pool located on the east side of the building, located on a proposed 450,454 square-foot (10.3-acre) lot.  The building envelope/residence would be in the approximate center of the proposed lot, at an elevation of approximate 357 feet.  Vehicular access would be via a new, approximately 1,040 foot-long private driveway extending off the end of the paved portion of Ridgeway Avenue.  The driveway would consist of a combination of asphalt and permeable joint pavers.  The residence will consist of a 1,752 square-foot, lower level that contains 3 bedrooms, 2 bathrooms, and a 486 square-foot garage.  The 3,153 square-foot second (entry) floor contains 1 bedroom, 2 bathrooms, kitchen, and dining room, extensive patios, plus a 44,065-gallon pool on the building’s east side.  The third level would consist of a stairway landing, and a combination of “living” roof and roof decks.   Decks and terraces are proposed on multiple levels.  Roofing materials are proposed to be combination of living “green” plant materials and decking. Approximately 37 manzanitas and bay and oak trees are proposed to be removed to accommodate the residence and driveway.
